Purchasing Agent
Job Summary:
The main function of the Purchasing Agent position is to create and maintain budgets and contracts. To keep a project within budget and ensure subcontractors, superintendents and sales department have everything required to ensure the success of the project.

Primary Responsibilities
- Work with Accounting department and Controller to solve invoice and contract amount discrepancies
- Budgeting, bidding, and contracting for all aspects of direct construction
- Determining options to be offered
- Setting option prices and maximizing options profitability
- Coordinating specifications with field and sales personnel
- New product development and new product review
- Implementing purchasing systems
- Purchase order cost controls
- On-site cost controls
- Value engineering
- Building plans
- Subcontractor relations
- New community set up
- Bidding of new and re-bidding of trades; including price negotiation, product spec comparison
- Create schedule A’s
- Create work orders
- Comparison of weekly lumber costs, includes graphing and negotiation
- Frame walks, internal reviews
- Distribute revised plans to vendors
- Create Direct Construction budgets
- Update weekly direct construction budgets as bids come in
- Create land development budgets and update weekly while in development, including current actuals
- Dry utility coordination
- Admin duties of Toolkit
- Work w/marketing to ensure spec houses are built correctly
- Create color selections in MarkSystems
- Create PowerPoint presentation for each community in MarkSystems
- Create “Standard Feature Disclosure” for each community for Sales
- Create Options Definition Packets for each community for Sales
- Attend all SNHBA Code Committee meetings

- Excellent verbal and written communication skills, as interaction and collaboration will take place within all levels of management
- Proficient in all Microsoft Office products

- Able to sit for long periods of time
REQUIRED EDUCATION
- Some college preferred
- 3-5 years in purchasing or homebuilding
