Senior Real Estate Manager
This position meets the Essential Critical Infrastructure Workers criteria for Washington State. During the “Stay Home, Stay Healthy” order, most, if not all, of this work will be performed onsite. Social distancing and personal protective equipment guidelines will be followed when required to work onsite.
As the Senior Real Estate Manager, you will be providing strategic leadership and hands-on execution in leasing and managing the assigned diverse real estate portfolio. This portfolio includes the landside areas of Fishermen’s Terminal, Maritime Industrial Center, Salmon Bay Marina and Shilshole Bay Marina.

You will serve as the owner’s representative, directing and coordinating maintenance and capital project planning and implementation and develop expectations for overall property maintenance standards throughout the portfolio.

You will preserve and enhance the net operating income from the assigned assets through assertive marketing and lease negotiation and prudent operating expense management, while working with the Innovation, Sustainability, and Energy Efficiency team (ISEE) as the Port develops Green Leasing protocols and develops procedures and strategies.

You will provide supervision to currently one Property Manager, but this is under review and may increase. This position administers salary, sets performance and assessment expectations, trains and supports career advancement and personal development goals. As a Senior manager, you will also be providing indirect supervision and leadership to other team members in other departments and trades.

You will retain and nurture existing tenant and colleague relationships through regular face-to-face communication and follow-up. It is imperative that you are in lockstep with the project and maintenance managers and with colleagues who will be helping you carry out the work, duties and services.

You will develop and manage annual operating annual operating budgets as well as ten-year operating forecasts for each property in assigned portfolio.

You will collaborate with the Department Director on properties that are managed by both the Economic Development Division (EDD) and the Maritime Division, and analyze and evaluate property appraisals and consulting reports to then recommend changes in use or operations to the Director.

You will represent the Port at sponsored events relating to the local community and/or specifically related to properties in assigned portfolio, and collaborate with public affairs on special events and public inquiries and concerns related to assigned portfolio.
Two years of experience may be substituted for one year of education:
- Experienced – You have five (5) years of experience in commercial real estate including leasing and property management.
- Educated – You possess a Bachelor’s Degree in business, real estate, finance or a related field and/or; a Certified Property Manager, Masters of Corporate Real Estate or Real Property Manager Designation from a real estate association or a Washington state real estate broker’s license.
- Desired – We hope you have MBA or equivalent and ten (10) years of experience in the management, acquisition, sale and leasing of real property assets in a marine environment.
- Leadership – You’re able to make quick, prudent decisions and provide direction to staff you directly or indirectly manage.
- Communication – Your delivery, whether verbal or in writing, is appropriate and understandable to our diverse internal and external customers.
- Knowledgeable – You must have a working knowledge of critical building operating systems, including, but not limited to HVAC, elevators, roof systems, electrical, fire, and plumbing, with the ability to read and understand construction drawings, specifications and legal descriptions.
- Customer Service Minded– Our internal and external customers and tenants are most important, so you will strive to take care of their concerns in a calm and compassionate manner, as a representative of the Port of Seattle.
- Driver’s License – You will need a valid Washington State Driver’s License, or the ability to obtain one, is required in order to travel locally to various Port of Seattle properties.
- Work Schedule – Your normal work schedule will be Monday – Friday, 8:00 a.m. to 5:00 p.m. (40 hours per week). You may be required to work any and all assigned shifts, including weekends and holidays. You may be required to work during emergent issues.
- Work Environment – You will primarily work in an office environment (80%). Duties performed outside an office environment include meeting with internal and external customers vendors, and performing site inspections at all facilities. You will work periodically outdoors in all types of weather conditions. You may be exposed to areas of high noise, various hazardous materials, work at heights and/or in confined spaces (20%).
- Grade Review – The grade and wage for this position is currently under review and subject to change.
