TITLE: Building Maintenance Mechanic
REPORTS TO: Facilities Director
DISTINGUISHING FEATURES OF THE CLASS:
The work involves responsibility for the performance of skilled building repair and maintenance, tasks in the Buildings and Grounds Division of a School District. The work is carried out in accordance with well-established, accepted, safe, and sound building maintenance and repair techniques and procedures. Although employees in the class, by reason of personal training and experience, generally devote the majority of their time to work in a single field, they are required to work along various mechanical lines as the occasion demands. In this respect this class of position differs from such classes as electrician, painter, carpenter, plumber, etc., which limit incumbents to specialization in a single trade. Incumbents perform their duties under general supervision with considerable latitude allowed for independent planning and/or laying out of the details of work. Direct supervision may be exercised over the activities of a number of workers who perform maintenance and repair jobs of a semi-skilled nature.
TYPICAL WORK ACTIVITIES:
1. Personally performs repairs to plumbing, HVAC, electric and related equipment, furniture, doors and windows, hardware and varied mechanical equipment and machinery;
2. Repairs pumps, switches, blowers, generators, programmable controllers and meters;
3. Performs skilled carpentry and painting work;
4. Oversees the operation of the heating and ventilation system and performs adjustments and repairs as necessary;
5. Makes inspections of property to ascertain repair needs;
6. Estimates materials required for repairs;
7. Keeps daily time and material records;
8. Participates in a general grounds maintenance program and other related duties and responsibilities as may be assigned.
KNOWLEDGE, SKILLS, ABILITIES, AND PERSONAL CHARACTERISTICS:
- Good knowledge of one or more trades;
- Good knowledge of modern building and grounds maintenance and repair practices;
- Working knowledge of the operation and maintenance of typical heating and ventilating systems;
- Skill in the use of a wide variety of tools and building maintenance and repair materials;
- Ability to plan and oversee work of others;
- Ability to understand oral and written directions;
- Mechanical aptitude;
- Manual dexterity;
- Dependability;
- Thoroughness and physical condition commensurate with the demands of the position;
MINIMUM QUALIFICATIONS:
Either:
- One year of full-time or equivalent part-time paid experience as a journeyman in one of the standard recognized skilled trades;
OR
- Four years of full-time or equivalent part-time paid experience in either general building construction or maintenance work in at least two the standard recognized skilled trades, such as carpentry, plumbing, HVAC, and electrical.
