Construction Project Manager

Jireh Construction is a trusted local business serving the asphalt and concrete needs of those in Seattle, Everett, Kirkland, Redmond and Woodinville, Washington. Our services include all asphalt needs, concrete, seal coating & stripping, residential driveways, concrete walkways, and much more. We have over 10 years of experience in the industry with an exceptional track record among both residential and commercial clients. What we're looking for:
Related experience in commercial pre-construction, estimating and/or project management.
Proficient computer skills, knowledge and efficiency
Broad understanding of industry.
Strong written and verbal communication skills.
Functions effectively as part of a team; Collaborative.
Strong math/analytical skills.
Ability to meet critical deadlines.
Must be dependable.
Customer oriented.
Flexible interpersonal skills to work with all levels of management.
Must have a good attitude and be approachable.
Good time management skills and organizational skills.

What you must bring: 
Able to read and interpret drawings and specifications to evaluate and comprehend the total scope of work required. (reading blue prints) 
Able to quantify architectural and structural elements of a project.
Solicit subcontractor and vendor pricing, with ability to receive, analyze and complete bid comparisons by discipline.
Prepares detailed quantity surveys and conceptual cost estimates from the early conceptual phase through
Construction Documents, including preparing variance summaries between estimates.
Has key knowledge and understanding of unit costs and the factors which affect them.
Understands the subcontracting process, prepares bid package estimates per trade.
Subcontractor bid / pricing solicitation.
Prepares and leads budget discussions with Owner and Design teams.
Provides value engineering suggestions and constructability reviews throughout the process.
Develop estimate narrative, assumptions and clarifications.
Build relationships with customers, design team members, subcontractors/suppliers.

Salary range: $60,000 to $90,000 Depending on Experience.
